Buying a house in Winnipeg? Your foundation checklist
In Winnipeg, the foundation is one of the biggest things to understand before you buy. A finished basement can hide a lot, so look closely and ask good questions while your conditions are still open.
Look for
- Cracks in exposed foundation walls, especially horizontal, stair-step or wide ones.
- A basement floor that slopes, humps or has long cracks.
- Stains, efflorescence (white powder) or a damp smell that suggests water.
- Doors that stick, sloping floors upstairs, and diagonal drywall cracks.
- New paint or panelling in just one spot of the basement.
Ask the seller
- Has the basement ever leaked or flooded? Was sewage ever involved?
- Has any foundation repair, piling, crack injection or floor work been done? Is there paperwork or a transferable warranty?
- Is there a sump pit and backwater valve?
- Were the basement walls built to float?
Bring in a specialist
A general home inspection is a good start, but it may not tell you whether movement is ongoing or what a repair would cost. If the inspection raises foundation concerns, a foundation contractor can assess it and give you a number to negotiate with.
On a deadline? Use the form on this page, choose "Inspection before buying or selling", and add your condition date.
Common questions
Should I walk away from a house with foundation cracks?
Not necessarily. Many Winnipeg homes have cracks. What matters is whether the foundation is still moving, whether water is getting in, and what it would cost to fix. Get it assessed and factor that into your offer.
Will a home inspector check the foundation?
A home inspector will look at what's visible and flag concerns. For anything significant, a foundation contractor or engineer can tell you more about the cause and cost.
